Billing and refund policy

Free trial

Every new landlord account starts with 30 days free. No credit card is needed. Nothing is charged when the trial ends unless you choose a paid plan.

What you pay

$4 (Canadian) per active unit (a unit with a current tenancy, minimum one) per month, plus applicable taxes such as HST. We already charge less, from your next bill (Terms section 3): never more than $39 a month, nothing for the plan with one active unit (or none, and no card is needed), and 30% less for founding members (landlord accounts that sign up by January 31, 2027). Paid plans are billed monthly in advance through Stripe. Card details are entered on Stripe's secure page, never on ours. You can see your invoices and change your card in Settings → Your plan.

Cancelling

You can cancel at any time in Settings → Your plan, or by telling us any way you like (email, phone, the Contact page, or a reply to one of our emails): we'll cancel it and confirm by email. Your plan stays active until the end of the month you've paid for, and you aren't charged again. You can still download all your records after cancelling.

Refunds

• Monthly fees aren't refunded for part of a month, or for months you didn't use the service.
• If you were charged by mistake, charged twice, or charged after cancelling, we refund the charge in full.
• If the service was unavailable for a long stretch because of a problem on our side, contact us and we'll credit or refund a fair share.
• Refunds go back to the card you paid with, usually within 5 to 10 business days.
• If a consumer protection law gives you a right to cancel, we refund what that law requires within 15 days of your notice. This policy doesn't limit any right to a refund you have under consumer protection law.
